Barnardo's Garden Village, Barkingside IG6

SiteSales were selected to work with the children’s charity, Barnardo’s, to redevelop their existing site in Barkingside and provide them with our full sales and marketing package. The village, originally created by Dr Barnardo in 1875 as a sanctuary for young homeless girls, is set around the Grade II listed green and still houses the church and clocktower as well as the newly refurbished original cottages.

From the outset we have embraced working in partnership, ensuring the aspirations for the site were met, including a new head quarters for the charity as well as new housing for the local community. Embarking on this large redevelopment project for the charity, they enlisted our skills and expertise to help create a vibrant new development of 210 desirable homes. These homes were to be built to create enough cross subsidy to pay for a new 3 storey head office building housing up to 500 staff on site. Working closely together, we shared an open and trusting relationship. Financial budgets and option appraisals were discussed in detail and a team of sub-consultants were put together. Once planning was approved for a scheme that would be sustainable, compliant and - importantly - in line with the financial drivers of the business plan, Barnardo Developments Ltd commissioned us to find a suitable developer. We were brought on board early in the process; the scheme achieved its target and the new head office is now complete.

We are currently selling the final phase of this project – the converted cottages that surround the Grade II listed village green. The products that we have sold for Barnardo's has included new build houses and apartments and converted cottage apartments of mixed private sale and shared equity tenure.
